Images are only half the story. Setting the scene before we arrive helps to create fantastic pictures in a timely fashion. Staging is highly important to us and here are a few tips that can help showcase your listing at its very best.

 

In this guide you will learn how to prepare for a photo shoot for your vacation listing, hotel, AirBnB or residential real estate listing.

 

Please read all the way through, doing so and preparing will speed up the shoot and make the images look fantastic. You may need a quick trip to the hardware store before we come but its well worth it.

Highly suggested to buy some removal boxes so personal effects can be cleared quickly away.

 

Please note we are unable to help with moving furniture or personal effects.

A cozy bedroom with a nautical theme features a bed with striped bedding and a starfish pillow. According to any good staging guide, glass doors open to a balcony with chairs and a scenic ocean view under a blue sky.

Room preparation guide

Kitchen

Remove all surface items like kitchen roll, kitchen utensils. Plus floor mats and dish cloths.

 

Creating more space will help create a better ambiance as well as showing as much of the kitchen surface as possible, creating the illusion of space.

 

Make sure all surfaces are wiped clean, including any appliances.

 

Fridge magnets must go too.

Bathrooms

Any personal effects should be removed. Items like toothbrushes, shower or shampoo bottles and alike.

 

Floor mats can be moved too as well as any utensils.

 

Clean all surfaces where applicable including mirrors.

 

Replace any bulbs with the correct color temperature if needed.

Bedrooms

Make the beds and plump the pillows. Highly recommend finding the best colors to match your room.

 

Hide any personal effects from surfaces and make sure all draws and cupboards can close shut.

Living & Recreation

Any pictures that could identify the owners should ideally be removed but we can remove these in post production at additional cost.

 

Hide TV remote controls & surface items that are easily moved such as magazines.

 

Clean all surfaces where applicable including mirrors.

Prepare with love

You want potential renters to fall in love with the concept of your listing. So show it. Take care and time to make sure your property is at its very best before we arrive. Clean, clean and clean again.

Lighting

All bulbs are not equal. Having consistent light temperature in each room is super important, and having bulbs blown is not an option. Make sure lighting is taken care of before we arrive.

Working everything

Test every blind, light switch, lamps and so on to make sure everything works as expected. Broken lamps should be replaced or repaired ahead of time.
